This credit requires the team to undertake an appraisal to outline how the development can mitigate extreme conditions arising from climate change over the predicted life span of the building. The full WST05 credit criteria, methodology and relevant reference material (should you need it) can be found within the attached template [CCC TM 044c]. This template should be completed in two stages; firstly, at concept design to develop of a set of recommendations or solutions based on the outcomes of the appraisal, and then again at Technical design to confirm how the recommendations have been implemented. Please therefore only update columns F, G and I on the ‘Risk Analysis’ Tab of this document initially, following by the RIBA Stage 4 information. The existing text under the ‘Risk Management Strategy (RIBA Stage 2)’ column may be used to assist you. We would advise the Architect to primarily fill this in with the input of MEP and Civil & Structural Engineer. The template [CCC TM 044c] should help facilitate this.

Disassembly & Adaptability (Recommendations)

This credit requires you to undertake a study at Concept Design exploring how the development accommodates future proofing features over the building’s lifespan, including change of use, expansion etc. The study also considers principles that allow for ease of disassembly for the building or parts of the building at its end of life. We would advise the Architect to primarily fill this in with the input of MEP and Civil & Structural Engineer. The template [CCC TM 045c] should help facilitate this.

Sustainable Procurement Plan

This credit is achieved by setting a clear framework for the responsible sourcing of materials for the project to guide procurement throughout the project. The template attached [CCM TM 040b] should facilitate this. At the pre-tender stage, it is the responsibility of the Architect to manage, report, and inform necessary change, should it be required. At the tender stage, the responsibility of the SPP becomes that of the Contractor.

Emissions from construction products (VOCs)

More info: This credit requires design team members to provide product specifications & the relevant standards they are compliant with. This will include emission limits, testing requirements and any additional requirements. At post construction, manufacturers literature & purchase evidence should be provided to confirm that the previously stated BREEAM compliant products have been used. The template simplifies this process by providing prompts regarding the material types that should be accounted for & the potential testing requirements that the various materials should meet.

This credit requires the architect to complete our ‘View Out Template’ in which window & room dimensions should be provided. These figures are then used to automatically calculate if the credit can be awarded. It is important to note that when providing room dimensions, the depth of the rooms does not refer to circulations space. For example, when looking at student residential bedrooms, any depth where the bathroom pod starts is classed as circulation space and does not contribute to the room depth. Furthermore, when providing window dimensions these should be the dimensions of the glazed window area, excluding the frame.

Construction Resource Efficiency

This credit requires the template to be filled with the sanitary ware specification (taps, W/Cs, showers etc). This needs to be in litres per min or per cycle and the quantity of each water consuming device. CCC will then input the data into the BREEAM calculator tool to determine the BREEAM credits achieved. The template is required at design stage and again at post construction stage if there have been any changes to the sanitary ware specification.

Responsible Sourcing

This requires the contractor to demonstrate the responsible material sourced within the project. The template is split into product classification to determine where each product was used within the building.

For example, for the use of timber, the relevant certificates regarding responsibly sourced timber (e.g. FSC / PEFC) should be circulated to CCC and the quantities of timber, manufacturer, product name and for what aspect of the building the timber is used in, should be recorded within the table. Each material used within the project should be recorded as above and the responsibly sourced certification sent in a separate folder (e.g. ISO14001 and BES6001).

Designing for durability and resilience

This credit is to demonstrate the measures undertaken to reduce the need to repair and replace materials resulting from damage to exposed elements of the building and landscape. It is the responsibility of the relevant consultants to identify and mitigate the risks associated with the project to assure adequate protection of exposed elements of the building and landscape in order to reduce frequent replacements, repairs, and maintenance. We would advise the Architect to primarily fill this in with the input of MEP and Civil & Structural Engineer. The template [CCC TM 041c] should help facilitate this.

Post occupancy

A letter template has been provided that should be signed by the contractor or client, confirming that they will complete a Post Occupancy Evaluation one year after the building is substantially occupied. The letter template provided sets out the BREEAM specific criteria that will be met when undertaking the Post Occupancy Evaluation. The same template can be used for evidence at Design Stage & Post Construction Stage.

The attached are just templates so please feel free to amend any text as necessary to suit the project.
