At Maybury Quarter, Edinburgh Gateway, we are acting as Sustainability Lead across a major mixed-use masterplan comprising c.1,000 homes, commercial and retail space, a 172-key hotel, and a new entrance to Edinburgh Gateway Station. This 16-acre brownfield development is a high-profile scheme redefining sustainable transport connectivity in West Edinburgh.

Our role spans BREEAM, carbon and social impact, including development of building specifications, energy strategies, district heat network optioneering, and extensive stakeholder engagement. This has positively influenced public realm design, accessibility, and integration of social value into the masterplan.
We coordinated sustainability inputs from outline planning to define the strategy from pre-RIBA Stage 2. This included bespoke energy strategies aligned with Scottish regulations, integration of SuDS within the public realm, and strong emphasis on connectivity and placemaking.
Working with Summix Capital, we also helped develop an ESG strategy, delivering measurable outcomes including social value (£) and whole life carbon savings (kgCO₂e), aligned with client KPIs.
The scheme is delivered across seven phases within a constrained, live environment. We supported coordination across disciplines and responded to design changes, including a major value engineering exercise that reduced earthworks. We undertook gap analysis to assess impacts on BREEAM, accessibility and biodiversity, helping maintain sustainability objectives while supporting project viability.
This project demonstrates our ability to embed sustainability across complex, phased masterplans, balancing stakeholder constraints, evolving design and commercial pressures to deliver coordinated BREEAM and ESG outcomes.
