Acting as BREEAM Assessor and BREEAM Site AP to McLaughlin & Harvey, we supported the successful delivery of a BREEAM Excellent rating for the refurbishment and extension of Christchurch Court, a major commercial redevelopment in the City of London.

The project comprised the comprehensive refurbishment of an existing seven-storey office building with a two-storey basement, alongside the construction of a rooftop extension, delivering approximately 429,000 sq ft of Grade A office space with integrated retail and leisure provision. Works included significant structural alterations such as removal of the existing atrium, formation of new floor openings, and replacement of the roof, as well as façade enhancements to the main entrance, incorporating retained stonework, new glazing, and upgraded lighting.
The scheme also introduced high-quality end-of-trip facilities, including a secure cycle entrance, extensive basement cycle storage (circa 587 spaces), and associated shower and changing facilities, supporting sustainable transport strategies.
Delivered within a highly constrained urban site adjacent to St Paul’s Cathedral, the project required careful coordination of logistics, phasing, and stakeholder engagement. A ‘top-down’ construction methodology was implemented, with staged handovers aligned to fit-out contractor requirements, ensuring efficient programme delivery within a dense, operational city environment.
In our dual role, we provided ongoing sustainability guidance during construction, coordinated BREEAM credit compliance, and worked closely with the contractor and project team to embed best practice environmental performance, ultimately enabling the achievement of a BREEAM ‘Excellent’ rating.
