The Palm House in Harrow is a purpose-built co-living development delivering over 200 private studios alongside extensive shared amenities. Delivered in collaboration with Halcyon and the wider design team, the scheme has achieved BREEAM ‘Excellent’, demonstrating how high-density, community-led living can align with strong sustainability outcomes.

Details

The Palm House is one of London’s first purpose-designed co-living developments, completed in 2022 and located in Harrow. Unlike earlier shared living schemes that adapted existing buildings, this project was conceived from the outset as a co-living environment, built around the principle of “sleep in your room, live in the building.”  The development comprises over 200 high-quality private studios integrated with a wide range of shared amenities designed to foster community, wellbeing and social interaction. These include co-working and event spaces, a screening room, gym, café, library, communal kitchens and multiple roof terraces, all supported by a resident app for booking and engagement. The design promotes interaction and connectivity, helping to address urban challenges such as isolation while supporting residents’ professional and personal development.

Architecturally, the scheme reflects a highly considered response to both typology and place. Distinctive features such as circular windows and expressive interior finishes contribute to a strong identity, while the building form incorporates elements such as a sky bridge and layered communal spaces to enhance daylight, views and social connectivity. The project is underpinned by extensive research into shared living, which contributed to shaping emerging Greater London Authority guidance for large-scale co-living developments. 

Achieving BREEAM ‘Excellent’ required careful integration of sustainability strategies within a complex, amenity-rich building typology. Carbon.Climate.Certified worked closely with Halcyon and the wider design team to align the project with BREEAM requirements, ensuring that environmental performance was embedded alongside the operational and social ambitions of the scheme. 

A key challenge was balancing the high servicing and operational demands of co-living, including shared spaces and intensive usage patterns, with the stringent performance criteria required by BREEAM. This required a coordinated approach across disciplines to optimise energy, water and material performance without compromising the quality or functionality of communal amenities.

The resulting development delivers a high-quality, sustainable co-living environment that prioritises resident wellbeing, community and long-term asset performance. Beyond certification, The Palm House demonstrates how purpose-built co-living can act as a scalable and sustainable residential model, setting a benchmark for future developments in London and beyond.
