Dominus is delivering a BREEAM 'Excellent' 240-key hotel at 123 Judd Street in London’s King’s Cross, transforming a former telephone exchange through a reuse-led approach that retains the existing substructure and approximately 80% of the building’s framework to reduce embodied carbon impacts.

Carbon.Climate.Certified supported Dominus with pre-planning sustainability consultancy for the approved 123 Judd Street hotel in King’s Cross. Our input brought together a coordinated BREEAM strategy, Whole Life Carbon assessment, Circular Economy principles and the Dominus ESG Framework, establishing a strong environmental foundation from the earliest design stages.

The proposals focus on retaining and enhancing the existing building to improve environmental performance while aligning with Camden’s Climate Action Plan. The primary structure and external fabric are largely preserved, complemented by a sensitively designed set-back rooftop extension. A new central courtyard will provide an inviting, semi-private landscaped space for guests and visitors, creating opportunities to relax and socialise within a garden setting. This, alongside a ground floor café, will help activate the site, encourage public engagement and improve permeability.

Located within the Bloomsbury Conservation Area, the building is recognised as a Bloomsbury Positive Building, and the design approach responds carefully to its heritage context while delivering meaningful sustainability improvements.

Our appointment is ongoing, and we continue to support the project through delivery to ensure that the sustainability objectives established at planning are effectively implemented on site.
